Roofing Estimates and Proposals
All estimates, quotations, budgets, and proposals are based on visible conditions and information available at the time of inspection.
Roofing systems may contain concealed conditions that cannot reasonably be identified without destructive testing or removal of roofing materials.
Roofer Squad reserves the right to revise pricing when hidden conditions are discovered.
Such conditions may include:
- Saturated insulation
- Wet roofing assemblies
- Structural deterioration
- Rotten decking
- Hazardous materials
- Multiple roofing layers
- Code deficiencies
- Drainage failures
- Unforeseen site conditions
No Guarantee of Existing Conditions
Roof inspections are visual assessments unless otherwise specified.
Roofer Squad does not guarantee discovery of all hidden defects, concealed water intrusion, mold, structural damage, asbestos-containing materials, hazardous substances, or latent building deficiencies.
Weather Delays
Commercial roofing work is highly dependent upon weather conditions.
Roofer Squad shall not be liable for delays resulting from:
- Rainfall
- Wind
- Snow
- Ice
- Extreme temperatures
- Atmospheric river events
- Material shortages
- Transportation disruptions
- Labour shortages
- Utility interruptions
Project schedules are estimates only and are not guaranteed completion dates.
Existing Building Conditions
Property owners acknowledge that roofing projects may expose previously concealed defects including:
- Structural deficiencies
- Water damage
- Moisture intrusion
- Mold growth
- Inadequate ventilation
- Improper previous repairs
- Building code violations
Correction of such deficiencies may require additional work and associated costs.
Temporary Water Protection
During roof replacement projects, portions of the roofing system may be temporarily exposed.
While Roofer Squad takes reasonable precautions to protect buildings, Roofer Squad shall not be liable for weather-related damage resulting from:
- Sudden storms
- High winds
- Extreme weather events
- Conditions beyond reasonable control
Roof Leaks
Roof leaks can originate from numerous sources not directly related to roofing membranes.
Roofer Squad shall not be responsible for leaks caused by:
- Building envelope failures
- Wall assemblies
- Window systems
- Mechanical equipment
- HVAC penetrations
- Plumbing systems
- Condensation
- Structural movement
- Pre-existing deficiencies
Hazardous Materials
Unless specifically stated in writing, project pricing excludes:
- Asbestos testing
- Asbestos removal
- Hazardous material remediation
- Mold remediation
- Environmental investigations
Property owners remain responsible for hazardous material identification and compliance.
Site Safety
Property owners shall maintain safe site access and disclose known hazards.
Roofer Squad reserves the right to suspend work where unsafe conditions exist.
Warranty Limitations
Manufacturer warranties are governed solely by manufacturer terms and conditions.
Roofer Squad makes no representations beyond written warranty documentation provided upon project completion.
Warranty coverage may be voided by:
- Unauthorized repairs
- Lack of maintenance
- Building movement
- Acts of God
- Storm damage
- Neglect
- Improper rooftop access
- Mechanical contractor damage
Maintenance Requirements
All roofing systems require ongoing maintenance.
Failure to maintain roofing systems may reduce service life and void applicable warranties.
Limitation of Liability
To the maximum extent permitted by law, Roofer Squad shall not be liable for:
- Consequential damages
- Special damages
- Indirect damages
- Lost profits
- Business interruption
- Tenant claims
- Lost revenue
- Loss of use
- Loss of goodwill
Any liability shall be limited to the amount paid by the customer for the specific roofing services giving rise to the claim.
Additional Terms and Conditions
Photo, Video, and Drone Usage Authorization
Roofer Squad may photograph, video record, or utilize drone technology to document roof conditions, inspections, repairs, maintenance activities, project progress, completed work, warranty documentation, safety records, quality control procedures, marketing materials, training purposes, insurance requirements, and dispute resolution.
Property owners grant Roofer Squad permission to capture images and video of roofing systems and exterior building components directly related to roofing services.
Roofer Squad shall not intentionally disclose confidential tenant information or private interior areas without authorization.
Photographs, videos, thermal imagery, and drone footage remain the property of Roofer Squad unless otherwise agreed in writing.
Change Orders and Scope Changes
All project pricing is based upon the scope of work outlined in the accepted proposal. Any requested modifications, additions, deletions, unforeseen conditions, concealed deficiencies, code compliance requirements, drainage upgrades, structural repairs, insulation replacement, decking replacement, or owner-requested revisions may require a written Change Order.
Additional work shall not be included in the original contract unless expressly stated in writing.
Change Orders will have a range of consequences to project pricing, schedules, warranties, labour requirements, and completion dates.
Collection Costs and Builders Lien Rights
The property owners will pay all invoices according to agreed payment terms.
Roofer Squad reserves all rights under the British Columbia Builders Lien Act and applicable legislation in the case of non-payment.
The customer agrees to reimburse Roofer Squad for:
- Collection costs
- Legal fees
- Court costs
- Interest charges
- Lien filing expenses
- Administrative recovery costs
Not exercising lien rights immediately shall not be a waiver of them.
Strata Council and Property Management Authorization
For strata corporations, condominiums, multi-family buildings and managed properties, the individual authorizing roofing services represents and warrants that they have the authority to approve inspections, repairs, maintenance, emergency services, and roofing contracts.
Roofer Squad shall not be responsible for disputes between strata councils, owners, tenants, management companies, or third parties regarding project authorization, budgeting, approvals, or payment obligations.
Any delays resulting from approval processes, voting requirements, funding approvals, or governance procedures remain the responsibility of the property owner or governing body.
Manufacturer Warranty Transfer Limitations
Manufacturer warranties are governed exclusively by the issuing manufacturer.
Warranty transferability, registration requirements, ownership changes, property sales, and future eligibility are subject to manufacturer policies.
Roofer Squad makes no guarantee regarding the transferability, continuation, or future enforceability of manufacturer warranties following property ownership changes.
Property owners are responsible for maintaining all required documentation and registration requirements.
Emergency Repair Disclaimer
Emergency roofing repairs are intended to reduce active water intrusion and mitigate immediate property damage.
Emergency repairs do not constitute a permanent solution unless specifically identified in writing.
Roofer Squad does not guarantee that emergency repairs will permanently eliminate all leaks, moisture intrusion, or roofing deficiencies.
Additional repairs, investigations, moisture testing, or full roof replacement may be required following emergency stabilization efforts.
Roof Access Restrictions
Property owners shall provide safe and reasonable access to all work areas.
Roofer Squad reserves the right to suspend inspections, repairs, maintenance, or construction activities where access is restricted by:
- Unsafe conditions
- Hazardous materials
- Structural instability
- Weather conditions
- Security restrictions
- Occupancy concerns
- Equipment limitations
Additional costs resulting from restricted access may be charged separately.
Snow and Ice Removal Exclusions
Unless specifically stated in writing, project pricing excludes snow removal, ice removal, de-icing operations, winter hazard mitigation, snow load assessments, and emergency winter maintenance services.
Roofer Squad shall not be responsible for damages resulting from excessive snow accumulation, ice damming, frozen drainage systems, or weather-related winter conditions occurring before, during, or after roofing services.
Moisture Scan and Inspection Limitations
Roof inspections, thermal scans, infrared imaging, moisture surveys, visual assessments, and investigative services are professional opinions based upon observable conditions at the time of inspection.
No inspection method can guarantee identification of all concealed moisture, hidden defects, latent construction deficiencies, trapped water, structural deterioration, or future roofing failures.
Property owners acknowledge that moisture conditions may change after inspections due to weather events, building operations, occupancy changes, or hidden conditions.
Third-Party Consultant Recommendations
Roofer Squad may recommend engineers, building envelope consultants, environmental specialists, architects, structural consultants, testing agencies, or other professionals when conditions warrant further evaluation.
Such recommendations are provided solely as a convenience.
Roofer Squad assumes no responsibility or liability for the services, opinions, reports, recommendations, fees, actions, omissions, or conclusions of any third-party consultant.
Property owners engage third-party consultants at their own discretion and risk.
Limitation of Roofing Performance Expectations
Roofing systems require routine maintenance, inspections, drainage cleaning, and periodic repairs throughout their service life.
No roofing system is maintenance-free.
Projected service life estimates are based on industry expectations and are not guarantees of actual performance, lifespan, or future condition.
Environmental exposure, weather conditions, building movement, maintenance practices, and unforeseen circumstances may affect actual roof performance.
Right to Refuse Service
Roofer Squad reserves the right to refuse, suspend, postpone, or terminate services where conditions are unsafe, illegal, hazardous, inaccessible, abusive, threatening, or otherwise unsuitable for professional roofing operations.
Such decisions shall be made at Roofer Squad’s sole discretion and in accordance with applicable workplace safety regulations and industry standards.
Force Majeure
Roofer Squad shall not be liable for delays, damages, or failures resulting from events beyond reasonable control including:
- Severe weather
- Natural disasters
- Floods
- Fires
- Government actions
- Labour disputes
- Supply chain interruptions
- Pandemics
- Utility failures
Payment Terms
Payment terms shall be governed by individual project agreements.
Late payments may be subject to interest charges, collection costs, legal fees, and lien rights as permitted by applicable laws.
Intellectual Property
All content, text, graphics, logos, images, website materials, proposals, and documents remain the property of Roofer Squad unless otherwise agreed in writing.
Unauthorized reproduction is prohibited.
Governing Law
These Terms and Conditions shall be governed by the laws of British Columbia and applicable Canadian laws.
Any disputes shall be resolved within the Province of British Columbia.
